It depends on how many places bats are getting in, building size, roof type, access (ladder vs. lift vs. rope), and cleanup scope. A small structure can start in the low thousands; complex two-story, log, metal-roof, or commercial jobs run higher. We can give a price range over the phone; the final price is confirmed on site and never exceeds the top of the range you approved. Targeted and whole-structure options are priced so you can choose.

Yes. Bats leave through custom one-way doors—no trapping, no attic poisons, no sealed-in colonies. We check for flightless pups before excluding and follow western maternity timing (typically May–August). In Washington we use Washington Department of Fish and Wildlife (WDFW)–aware practices; technicians who may handle bats are vaccinated and insured.

Whole-structure exclusion includes a two-year written warranty. If bats re-enter through an opening we sealed, we come back at no charge. Targeted one-spot repairs are priced separately and do not carry the same re-entry warranty—because bats use the next gap over. Coverage is transferable to a buyer; extended plans are available after year two.

In western states, bat maternity colonies commonly run May through August, when flightless pups can be stranded by early exclusion. We do not use Florida’s April 16–August 14 calendar for Washington jobs. During the blackout we can often seal non-active openings, document the site, and put you first on the schedule when pups can fly.

Washington bats are protected wildlife. Killing or harming them is not how we work. Humane one-way exclusion—exit at dusk, no re-entry—is the professional standard and aligns with WDFW-aware nuisance wildlife practice.

Yes—we will price a targeted fix. We will also price whole-structure exclusion and explain the tradeoff: sealing only the active holes often pushes bats a few feet down the same roofline. Only the whole-structure option carries our re-entry warranty.

Yes. Many of our customers tried another company first. We remove old devices and failed foam, re-map primary and secondary openings, finish the envelope correctly, and put qualifying whole-structure work under our two-year warranty.

Cleanup is scoped after (or carefully alongside) exclusion so you are not remediating an active roost. Levels include basic, attic, three-stage, insulation removal, odor/ozone, large-volume, and exterior. See our guano cleanup page for detail.

Our quality standard is seals that are smooth, continuous, and color-matched where they can be seen. We match foam, mesh, sealant, mortar, and optional stucco/paint blend to the building. A flashlight test from the attic should show no daylight.

After inspection we provide a written scope with options and a price that will not exceed the top of any range you approved. A deposit schedules the crew; balance is due as outlined on your agreement when exclusion and sealing are completed.
